Comments: Great experience thus far. I have no major complaints.

Pros:

DoorLoop pretty much handles every aspect of my property management business very well. The tenant experience is incredibly intuitive.

Cons:

DoorLoop took a while to learn and set-up. This is because there are a lot of features. Additionally, DoorLoop uses double-entry accounting. This is a professional accounting method, which just requires training / understanding.

Worst PM software on the market

Comments: Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support

Pros:

Had an app but overall still pretty bad

Cons:

Everything….. the inconsistency and lack of transparency with their back end team made me want to run the other way so fast

Comments: I would give Doorloop a 10/10. Great customer service and a great product. It has been essential for growing my business and streamlining processes.

Pros:

Doorloop hs fantastic customer service. I can accomplish everything I need in Doorloop but when I run into a question or roadblock, it is easy to get an answer and get back up in running in a matter of minutes.

Cons:

I was sad that there are no graphs or charts to show expense trends, NOI trends, revenue trends, etc. It would be nice to have a graph feature where you could easily see NOI by month and make sure you are trending in the right direction. I realize I can export to excel and create a graph but that is cumbersome.

Perfect Property Management Solution if you love Automation

Comments: Honestly, it's been a game-changer for me. As a one-employee company that relies on contractors to subcontract work to, it feels like DoorLoop is handling a lot of the "back office" work while I can make sure that the key functions are being done to move the business forward.

Pros:

The reason I chose DoorLoop is that it was one of the ONLY solutions that had Zapier integrations. For property managers, Zapier is a must have automation tool, but unfortunately many other tools on the market for managing rentals don't support it. This was the primary reason I chose DoorLoop, but so many other surprises have come along with it, such as the customizable website and tenant portals to continue to grow our companies barnd.

Cons:

The price is higher than other products I was using previously, but honestly, the automations and the value have made it worth it. Still, it may not be great for some folks with only 1 - 2 properties. For those managers with more who are looking for a scalable solution, this is your best bet.

Very Happy Customer

Comments: I am an army of one right now, with my start up business, and DoorLoop's intuitive features, ease of use, accounting and customer service have made the endeavor very manageable.

Pros:

The robust, but easy to use, accounting system was my main draw to DoorLoop, but I have been pleasantly surprised by rest of the features. Owner and tenant portals, customizable website, using my own California Association of Realtors leases, and organization of my properties has been a pleasure. The customer service has also been wonderful. From my rep, AJ, who patiently explains everything to me, to the help bubble online. Even AJ (a different AJ from my rep), who took care of my website, is very easy to work with and EXTREMELY helpful. He sends me personalized videos of how to fix any issues I create on my site AND fixes them for me. I am not an accountant, have never wanted to be an accountant, and do not like accounting, but DoorLoop makes the process painless, for which I am very grateful.

Cons:

I manage both short and long term rentals, so I wish the website was able to add a date feature to search for homes. Since I do not manage that many properties, this is not a huge issue, but if I grow much bigger, I think it would be a nice option to have.

Best Property Management Software out there!

Comments: Its great. I have used other software programs in the past and nothing compares. I give them 9/10! I see my business using DoorLoop for a very long time!

Pros:

Everything! But I would have to say that the immediate online help center has been huge for me being new to this program. But also the overall ease of use and super friendly interface. Another major perk is the owner and tenant portals that your clients have 24/7 access to all their financials, rent payments, and maintenance needs.

Cons:

I wish they could update or switch their outgoing payment processor. I do not like checkbook.io and how outdated it feels and looks. Also the processing time with them is too slow. I just end up transferring rents from my business bank account instead. Its an extra step for me, but I can get my clients/home owners paid way faster

Comments: We have had a positive experience with DoorLoop as our business has grown. It meets our base needs.

Pros:

Ease of use and customer service. The base rigidity of the system make it intuitive and easy to navigate for almost all users.

Cons:

They have been evolving and some of their base processes change. They do it for improvement, but it is difficult as an existing user to change processes on the fly. Their release implementation could be better.

Comments: I pretty much when into detail of all my main concerns and what i enjoy. I do appreciate all the support which a lot of companies lack. All are very friendly and knowledgeable and if they don't know the answer they will find it and not just throw random answers.

Pros:

-I love the easability, tenant portal and newest owner portal. -Tenant portal I do love the announcements and how I can see if tenant has viewed or not.-I love the chat feature to easily get answers and videos available throughout so anyone can easily hop on and learn the software

Cons:

-I wish there was owner portal announcement option-I would like to have the option when paying out owner distributions to be able to change the default, as of now until their accounting gets into the business aspect I have to manually change each, default is currently epay-processing payments, i really would like to be able to have security deposits to be able to into a separate account automatically, we have to transfer this into the right account each time it also has to be changed in doorloop to reflect the correct account. feedback from support was to just transfer once we receive it or request a check. -the ability to use the lease - esignatures, create lease templates, would be something i would like to utilize in the future but right now it is challenging so we are using "Dotloop" for all our esignatures needed.

Pros:

I like the ease of use of Doorloop. I also appreciate the customer service and their willingness to accept feedback, and their quick issue resolution.

Cons:

There can be elements of Doorloop that are not intuitive. Also, because they system is constantly evolving, it's not uncommon to come across bugs within the system.

Multifaceted for many types of rental properties

Comments: Overall doorloop has streamlined our lease tracking, billing process, collections, and accounting for all of our rental properties.

Pros:

we are able to use this software across all of our rental properties and manage them in one place even though they are all very different rental property types. (apartments, campgrounds, VRBO)

Cons:

There are some minor adjustments I would like to see in features, but this can all be custom programmed if you choose to pay for it.

The Perfect Tool For Small Portfolios

Comments: We are glad that we found DoorLoop at the beginning of our management process. It made everything much more simple.

Pros:

DoorLoop has most of the tools needed to be a successful property manager. For the most part, it is easy to set up and use. No need for external tools, such as Excel. Portals, websites, and communication tools really add to our professionalism.

Cons:

More complicated lease terms, such as those used with Student Housing, are not always simple or possible to set up in DoorLoop.

Pros:

We love the ease of use with this software. As well as the amazing customer service staff! Any time we have an issue we are assisted quickly ( usually less than 10 minutes )

Cons:

The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

Better than a property management group

Comments: Absolutely outstanding. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group.

Pros:

I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group.

Cons:

We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far!

Great software for property management

Comments: Overall, I am very happy with the software and I am currently working to master it to make the most of all the features it offers. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform.

Pros:

I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features.

Cons:

My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee.

The Cheapest Business Partner you'll ever have

Comments: We were hiring out for our property management but were having issues with them. Once we found DoorLoop we felt like we didn't need to hire out for property management any more and took it over ourselves. DoorLoop gave us a lot more freedom and control over our business and that has helped us to grow.

Pros:

The customer service department is amazing. The Tenant portal and Leasing portion of DoorLoop are my favorite and most used features, but I use and love most of the features offered.

Cons:

I have difficulty remembering the correct way to get to the feature I want. Do I start from Leases, or People...but that's when customer service comes into play and they get me where I need to go every time.

Ease of Use Property Management

Pros:

It is so much more user-friendly that other options on the market. Definitely better than trying to keep track of various spreadsheets. Love being able to keep all our documents attached directly to tenant or lease files or buildings as appropriate. Has saved time and money on doing taxes at the end of the year due to the excellent reports generated.

Cons:

Some bugs in the system but each time I've been able to get them addressed pretty quickly.

Comments: Doorloop is easy to use, has most of the functionality I need to run my operations and accounting (besides payroll), but the customer support is virtually nonexistent. If I didn't understand technology I would have left after the first month.

Pros:

Overall ease of use, portal payments, connectivity with our bank.

Cons:

The rollout and training was almost all done on our own. We spent lots of time filling out a spreadsheet but the initial setup done by DL was incomplete and had many discrepancies. Took me a lot of time to sort through it all and fix it myself.

Pros:

We utilize DoorLoop everyday. I love the ease of use, and the fact that I can click in the bottom right hand corner to talk to someone for help whenever I need it. Someone responds in a quick and timely fashion which is helpful always, and I never go without an answer.

Cons:

I honestly dont have a ton of cons about DoorLoop. I have submitted requests for features for my landlords to have access too, and they are working on that.

A pretty solid choice for property management

Comments: Customer service has been great and I'm optimistic that Doorloop will continue to improve their software in the near future. Although the text limitations and communication credits are annoying, I'd still choose this software over the competitors. It's simple to setup, tenants seem to enjoy the mobile app, and is reliable for collecting rent, assigning tasks, etc. We've tried 3-4 other management software options and are proud to stick with Doorloop as we grow.

Pros:

Customer service is incredible. Software is reliable and adequate.

Cons:

Text messages are limited to 140 characters through the portal. Communication credits are required for lease signing. These credits cost money in addition to the monthly payment. This seems like a silly money grab and should be included in the premium. There could be more automated features for lease signing fields.

Why I choose DoorLoop

Comments: Great customer service and very responsive to our feedback for improvements. I don't hesitate to recommend it to other apartment operators for their business.

Pros:

DoorLoop has an ease-of-use scale that allows you to get up and running with your property business in a very short period of time. The ability for residents to access a resident-facing portal was important in this day and age. I compared competitors and their products, availability of a resident portal, on-boarding time and chose DoorLoop because it allowed us to get moving on with understanding the apartment community and it's "quirks."

Cons:

Limited option for screening and background check and lack of integration with BlueMoon TAA online lease application. The DoorLoop's partnership doesn't allow us to take advantage of the revenue stream we could otherwise have with some others. The current offering costs twice as much which means our residents would be paying more for application and screening fees. Our own business relationship with an outside service allows us a greater revenue stream while allowing us to charge a smaller fee for the same service to our residents. This means that we have redundant process where we have residents do their online lease in Bluemoon, then have to create a link to the application from DoorLoop just to be able to get to the payment screen for the residents.Another challenge is reporting for a partnership with passive investors. In order to accomplish this, we have to export to a CVS file and generate a spreadsheet report that provides the right information to our passive investors.
